Roofing work carries costs that most customers never see, and a good quote brings them into the open before anyone climbs a ladder. Access is the obvious one: scaffolding or an access tower is usually a third-party hire priced by the week, so it belongs on its own line rather than buried in the labour rate. Materials are the other big variable. Roofers price tiles, slates and flat roofing systems per square metre, and the difference between concrete tiles, natural slate and an EPDM, felt or GRP flat roof can double the material cost of the same footprint.
Beneath the covering there is more to account for: breathable membrane, battens and fixings, lead flashing around chimneys and abutments, and repointing where the chimney stack needs it. Many re-roofs also take in guttering, fascias and soffits while the scaffold is up, so state clearly whether those are included or priced as extras. Skip hire and disposal of the stripped material should appear as a line of its own, and the quote should say whether you are pricing a full strip-and-replace or a repair, because the two are very different jobs. Weather-dependent scheduling is worth a sentence too, so the customer understands that start dates can move.
