Some roofing jobs cannot be priced accurately until the covering comes off. A leak around a chimney, storm damage or a sagging section of flat roof might be a simple repair, or it might mean rotten battens, a failed breathable membrane and perished lead flashing underneath. In those situations an estimate is the honest document: an approximate figure based on the information available, stated clearly as subject to a site survey, with a note that the price can change if hidden problems appear once the work is opened up.

Even an approximate figure should be built the way a roofer actually costs work. Estimate the roof area and price materials per square metre, whether that is tiles, slates or a flat roofing system such as EPDM, felt or GRP. Allow a line for scaffolding or access equipment, which for a repair might be an access tower rather than a full scaffold, and include skip hire for whatever gets stripped off. Where you suspect extras are likely, such as chimney repointing or new guttering and fascias, list them as possible additional costs with indicative prices rather than leaving the customer to be surprised later.

Say how long the estimate stands, note that weather-dependent scheduling may affect the start date, and explain that you will confirm a fixed quote once the roof has been properly inspected.   • A clear statement that the figure is approximate and subject to a site survey

What is the difference between a roofing estimate and a quote?

When should I give an estimate instead of a fixed quote?

Can a roofing estimate go up once work has started?
