Builder Quote Template
A builder's quote for an extension, loft conversion or structural alteration carries more risk than most trades, because so much of the cost sits below ground or inside walls that have not been opened up yet. A fixed price only works when the scope is fixed too, so this template breaks the job into stages: groundworks, drainage, steels, shell, first and second fix, and making good. Each stage gets its own priced line, which gives the customer confidence and gives you a fair basis for staged payments as the work progresses.
Price foundations and drainage separately from the superstructure, because ground conditions can change both. Structural steels and RSJs should appear as their own line, noting that the figure assumes the sizes on the structural engineer's calculations. Building Regulations inspections and sign-off fees belong on the quote so the customer knows they are covered. Subcontracted electrics and plumbing are best shown as named allowances, and kitchens and bathrooms as prime cost sums, so the customer controls the spec without you carrying the risk. Add skip hire, muck away and any plant or machinery hire as visible lines, and state clearly whether a contingency for hidden rot or unexpected ground is included.

What should a builder's quote include?

How should staged payments be shown on a builder's quote?
Tie each payment to a visible milestone, for example completion of foundations, wall plate height, weathertight shell, and practical completion after snagging. Never tie stages to dates alone, because weather and inspections can slip. State the percentage or amount due at each stage so both sides know what triggers an invoice.
Should a builder's quote include a contingency?
Yes, where unknowns are likely. Hidden rot, poor ground or asbestos in older houses can add real cost once work is opened up. Either include a stated contingency sum or write a clause explaining how such extras will be priced and agreed before the additional work is carried out.
